What the fuck is a "$100k home?" No house costs that unless you're talking about a trailer home. AND EVEN THEN you're going to be hard pressed to find one in decent shape for that price.
I'm closing on a $100k house Friday. 1 1/2 story. 4 bed 2 bath. Large yard. Only downside single car garage... But that's what all that extra space in the back yard is for next year. New windows and siding (March) new roof (Sept). Needs a new back door to replace the original, but that's about it. $1000/yr property tax because it's a corner lot.
lol. You live in the north. You easily get a 2,000 sq. ft. home with four bedrooms, acre of land, for even less than that in the south. You're really gonna hate it to find out our property taxes are only $900 a YEAR too.
Not asking you to doxx yourself, but are you willing to say what state you’re in? I’m in Texas and have extensive experience with real estate and you can’t get that kind of sq footage for that price even in a dead small town, from what I’ve seen.

I just bought a 2k square foot home with a fenced in yard and garage for 55k. Quarter acre fenced in yard.
The monthly payment is like a couple expensive restaurant meals.
