He told me the only reason he'd emigrate to the U.S is for land as he'd never be able to earn enough to buy land in Japan.
He makes a good bit of money, travels to Japan 4 times a year with his wife and kids. His parents are well taken care of and her family only gripes because they cannot see the grandkids all that often.
Land in the cities is expensive. But you can buy a nice sized house with land in the countryside for less than $100k easily. No one wants to live in the countryside because there aren't enough jobs and due to the aging population the countryside is dying as everyone rushes to the cities. Their population is decreasing every year and everyone wants modern housing, so real estate actually loses value over time. But if you can work from home (IT, programmer, etc.) you could make bank and have a great quality of life.
Unfortunately Japanese are in general very insular and risk averse in my experience, so even though they could become a farmer or do freelance work online, they won't think outside the box and take advantage of these opportunities so the situation keeps getting worse.

There's also some cultural issues... Japan "city people" are generally disdainful of "rural folk." There are many other nuances, most of which I don't fully understand, and I live in the shadow of that culture all the time.
