Mary, was full of Grace, according to the archangel Gabriel. One who sins is not full of grace. Do you think Gabriel lied? Do you think the mother of God was just his incubation suitcase and not a singular instance of complete holiness among all human beings? Mary is the Ark of the Covenant prefigured in the OT. The Ark, held the staff of Aaron symbolizing priesthood, the ten commandments which is the law of God, The bread (manna) that came down from heaven while the Jews wondered in the desert after leaving Egypt. Jesus is the Priest of God who offers himself as a sacrifice for our sins thus he is what Aaron's staff prefigured. The Ten Commandmants are the laws of God and Jesus came not to abolish the law but to fulfill it. Jesus said he is the "Bread of Life" and to do this as a memorial to him which Catholics do at every single Mass every day - re-enact the Last Supper in the Eucharistic Liturgy. All these things, Mary had inside her when she carried Jesus Christ our Lord. Mary is the Ark of the Covenant. She is a human singularity.

God, who created both Adam and Eve sinless and full of virtue, “immaculately conceived” - created another such human who would birth Christ into the world. Christ - sinless by His very nature, deserved a mother who was at least the equal of Eve in virtue, and made sinless by the fullness of grace by which God held her up. He gave her the fullness of virtue. His prerogative and entirely fitting.

David, Jesse and Joseph weren't pregnant with Jesus for nine months. Mary was pregnant with God. That's why Mary is the Ark of the covenant.

Mary's parents were St. Joachim and St. Anne. So of course, she was fully human and just a creature. However, among creatures, she was the mother of God and therefore preserved from all sin for the purpose of the incarnation. God could raise up children of Abraham from stones says John the Baptism. Do you not believe he could make his own mother "full of grace"?
