Today that same house which is 147yrs old has a market value of $480k, has no finished basement and struggles to break 1200sqft.

I warned her that $250k was way over market. Today same house is only worth $110k, on the upside she managed to get the bank to take the offer when I did the leg work pointing out that with the shit going on in Alberta right now - the bank would likely wouldn't even get 40% of the $110k if they seized the property.
