I'm looking to buy land to exit the modern world anyway. The real problem has been access to water for farming

I was looking into acreage there last year. But then someone told me a good part is Cherokee Nation lands, which means tribal laws apply as well. My Native American friend told me that if I get a speeding ticket 2 things can happen. If they like me, they let me go on my way, but if, for whatever reason, they don't like me, I may never be seen again. Scared the shit out of me.

Good part is around Cookeville (but the university is getting kind of koolaid hair ideas) or Crossville (more of a retirement area), Monterey (very small town feel) or Sparta or in between.

These areas are in between Nashville and Knoxville so metro far enough away but close enough if you have to, have very rural areas, lakes, mountains, foothills, and forests that are thick. American Ginseng grows natively here too. I love this place.

I really think that every family should have one house tax free. After they've paid it off.

It encourages community stability, saving, fiscal responsibility, and long term planning. Nowadays holding a house for more than a few years could just be a dumb decision.

And people would go back to being home owners instead of renting from the government in perpetuity
