Thermite is just rust dude, and the tower fell because the bolt connecting floors to beams break easy when an entire floor falls onto it.

The inside of the tower fell before the outer support beams crumbled in.

Lol... in a controlled demolition they compromise the elevator cores first. You can see this in every video of a controlled demolition. Watch the roof.
