I'm reading Basic Economics by Thomas Sowell, and I was pissed to learn that when rent control was instated in certain cities, affluent people were renting apartments. In some cases, they rented year-round but only to visit from time to time; making the space largely vacant. Other apartments that could fit whole families were rented by single people.

Meanwhile the homeless population increased because the supply of available apartments dwindled. Furthermore because landlords were making less money due to the price controls, they couldn't spend more on maintenance and properties deteriorated.

I'm opposed to rent control entirely; but if you're going to decree it because you think it will help impoverished people, then at least require that the renters be impoverished. Government stupidity has consequences.

Every time Portland, Oregon passes another landlord hostile law, rentals get sold to single family occupants, decreasing the supply of rentals. When I was a practicing real estate broker in Portland, I sent out several thousand letters to landlords each time they passed a new law. Made a fucking fortune. And you are missing one more important thing: since investing in real estate makes no sense anymore when you are not allowed to profit there will be no new houses, so over time the shortage of housing gets worse. Some get demolished and the ones that remain are in terrible shape because they deteriorate like you said.

And often luxury apartments are exempt from rent control, so the elite doesn't have to suffer. The people that pass rent control laws never live in rent controlled apartments.

They won't raise the salaries on the employees that worked there longer... they'll just fire them. They'll pick a number of sacrifices to offset the new labor costs, and downsize that number of employees to compensate. The other option is that EVERYONE gets their hours cut. It's the only way small businesses can survive it.

None of it matters. You raise any wages, and the price of goods go up proportionally, at the very least, if not more.

businesses need to churn a profit, and ever increasing profits at that. So they want their 5-20% bump over last year, and so they'll raise everything by double to make up for the minimum wage increase, plus that extra percentage bump.

And it's even worse, because since businesses have been devastated by Democrat lockdowns, they're not just trying to profit more than last year, they're trying to get back to at least where they were before the lockdowns, which means more of a bump needed to get there. So prices on things are ultimately going to rise +300%.

My 1st generation Duramax came from the factory with no Cat, No DPF or any of that shit, runs like a bat out of hell and gets 20mpg on the hwy. And it's a full size 4wd crew cab with a lift

Yeah, the first generation Duramaxes are very desirable. I would be happy with one if I can find one that's not beat to hell. On the other hand, Super Dutys with the 7.3 are considerably cheaper, and those are good engines as long as they have the forged rods and have been well taken care of w.r.t. the coolant additives. Not as powerful, but you can chip them too.

I'm simply going by my last company that had brand new 2019 equipment and expected the drivers to average 12 MPG. Just going off my own experience with the latest and greatest equipment. They knew that wouldn't happen but they did expect 9 MPG. Now if you spend a lot of time in mountainous areas which we didn't I'm sure that would have changed but the I-10 Corridor made it achievable.

They are underground iirc. There is virtually no environmental impact of this pipeline, no more than building a suburban road and laying plumbing and drainage.

The pipeline is the most economical way to get the Canadian oil into refineries to the south.

It will still go there, only it'll be more expensive (xpense=energy expended).... Expensive means more pollution, ie rail cars, tractor trailers, shipping.

The environmental impact of $100/barrel/$7 gasoline is two-fold: it becomes profitable to explore in more remote places with more energy intense methods (again, expense=energy expended=carbon pollution). And 2nd, it amplifies the need to secure supplies in the middle east, with military intervention.

When the military leadership tells Kameltoe they are in imminent shortage of diesel and jetfuel to exert any meaningful deployment of defensive assets, any military analyst will tell her that war to secure the oil is the only survivable scenario.

Trump understood that banning foreign production gives foreigners dominant control over the US security position. It's not good for the environment at all.

The outsourcing of industry to foreign countries with vastly more lax environmental laws, and the transportation of cheap goods using massive shipping vessels, has an enormous impact on the environment. This combined with the fact that said outsourcing has disproportionately impacted the poor and minority groups in this country means that pulling out of free trade agreements and tariffs on countries with China should have bipartisan support.

Exon is still considered low at 47 dollars, it was running about 68 or higher. With the possibility of gas prices going up, especially with Biden, investors are looking into buying it again. I bought it when it was in the 30s. Now Biden wants to close down the pipeline. Gas prices will go up again and companies like Exon will go through the roof

This is not in anyway certain. Many of the biggest investment funds in the world are pledging to divest from anything that harms the environment. Blackrock, which has 8 trillion (with a “T”) of assets under management, is phasing out oil and gas investments. Other funds are following their lead. New retail millennial investors are buying Tesla stock, not Exxon. Eventually, if you have no one who wants to have their money involved with what they perceive as a moral hazard, the stock cannot go up, and will go down. I would be careful investing in oil and gas companies, especially if all cars go electric in the next decade.

The problem with raising the minimum wage, especially by almost double, is that no one else's wages increase. My wages don't increase yet the cost of my basic goods and services do. So the only thing that happens is that I lose money when this happens.
