My last job was as a maintenance worker for a chain of apartments. The owner stated out loud that anyone who claimed That they couldn't pay their rent and claimed moratorium instead of paying the rent, would have their credit and rental history personally fucked by him when they move out as revenge. Oh, and he voted for Joe Biden

Having a Moratorium was part another way to keep people dependent on the government. If they were facing eviction there would have been much more pressure to open back up.

I work in the building industry and was there in 08. This is happening in real time people. 30 days to flatten the economy. The only reason we have survived is we are living off the Trump economic boom.

What sector of the building industry ? Ive been following the Biz journals for cities across the country and new construction both commercial/residential hasn’t slowed since the start of Kung flu. I’m curious why new office space is planned even as people work from home. Something else is going on, just cant put my finger on it.

I am a building inspector and you are correct building is booming where I am at but the signs of a slowdown are rising. Materials are so expensive and unavailable that the cost of new homes are are making it unaffordable to purchase. In one month in my area material cost have gone up 112% as of last month to 180% as of the end of this month. Apartments are the big thing at the moment because it's easier to get into than a home. Money is cheap at the moment but as inflation rises the tighter it will get and I can see this administration making the banks loan money the way it was in 08. Add the massive cost of fuel in the forecast and you have a recipe for a economic crash.

Are those material cost increases related to the cost of production/demand or price inflation ? If inflation is the source of the cost increase this will jeopardize material producers ability to stay in business (lumber harvesters, mills, miners, etc.)

Covid killed the production and it continues to if your state is closed. How long will retailers be able to sell $12 2x4s without rejection of the buyers. The lack of being energy independent will be the final stick in the spokes of the economic wheel. Not trying to be a doomer but contractors and builders are getting worried and trying to finish up projects as fast as possible. I tell all new superintendents not to go crazy and buy $60000 trucks and boats as they can buy them at half the cost when the repos start. Good luck and pay your home and property first!

This time commercial real estate is going to bring the real pain. A lot of the financial system depends on commercial real estate rental income. Going to be very bad as companies get it of their leases because employees are working from home, and also the companies who are shutting down.

Look, people somewhere have to take the pain. You can’t just put the pain onto someone else.

You take on as much pain as you can and then when you can’t take anymore, you seek help. You will find that most people are empathetic, especially when you have shouldered a lot.

What you can’t do, however is take on no pain to yourself and go on to other people to take it all on you.

It is one thing to ask for help, it is another to force it.

The tenants were being paid money if they were unemployed and there was a lot of abuse. I know tenants that kept their job, but were refusing to pay their landlord, because they thought they could get away with it and did. The moratorium might have been well intentioned, but it was abused to hell as folks that had the money could refuse to pay.

I just don’t see how this is supposed to help. Please see the people who don’t pay rent for 10+ months or longer, they were expires are so far behind there’s no way to pay it and get evicted anyway.

If you weren't in an expensive housing market and you lost your job the higher unemployment should have been enough to make what you owed, but some folks had zero interest in paying rent or attempting to pay a reduced rate that they negotiated with their landlord. Thanks to the higher unemployment something like two thirds of employees were making more not working than they were working until like September.

The judge stated it was constitutional and sent request for the federal government to either not renew it or to undo it.

The moratorium is for now still in place.

Many landlords are at risk of bankruptcy at this point due to late rent and many who can afford rent are not paying it because they can get away with it.

Landlords are the only ones being FORCED to provide a service and not get paid for it. You have to sell the house to get out of it. You cant sell the house if someone is in it and not paying rent aka you are required to pay for their shitty lifestyle. You have to write a letter to a judge stated other reasons your selling, you cant mention that you are supporting 2 families (your own and theirs) and you cant afford it. Isnt that fucked up?
