TECHNICALLY, since the home isn't set up to accept tenants, the dude is squatting, so why not issue him a trespass order?
But even if that doesn't work, the clock will eventually work against him. Then what? Then what will he do? He has his almost 600k for a shitty, old house in California. Does he think he will just be able to keep the new owners at bay forever? That's not going to happen. Eventually, there's going to be a Judge that signs the order to remove this motherfucker. There's nothing to gain by doing this. And he's going to have a hard fucking time buying another home because this little stunt is going to follow him around and it's going to be REAL HARD to purchase a home through a broker or pull a loan for a house.

Sure. Just because occasionally it goes the other direction doesn’t mean it always does. People here only see the crazy shit that goes on here, but once you get out of the cities California is a totally different place.
On top of all that he won't actually get a single penny from the sale of the house since he owes the new owner the entire amount PLUS have any future wages garnished until the new owner is paid off. I'd be sure to sue him for actual expenses plus pain and suffering which could be several times more than the resale value of the house.
