I'm a young (25yo) single fit guy looking to settle down somewhere that's not a front for the communist block (Currently in Massachusetts, and if you value you rights, don't come here.)
Luckily, I make some decent money doing remote work, so as long as I can have halfway decent internet, working location is a non-issue
That said, I'm looking for a good place to settle down. Ideally it would be:

Rural but near enough to towns (i.e. 20 miles or less) with strong and active communities (ie. not like here, where nobody goes outside or speaks to each other, no festivals or gatherings of really any kind, etc.)

Strong local 2A protections (I don't think this once needs explaining)

Good price per acre (Actual houses are not as important as I plan to make fixes/improvements/adjustments)

As little woke in the community as possible

Plentiful "Wife" Material (i. e. Good, strong and faithful women)

Good local/State Leadership (I know plenty of the states I have listed don't have that)

Not in nuking range (Because WWIII and all that, and I know that might not be possible atm)
Any suggestions welcome, I have about $200k for it.
Preferably, I would go rent-to-own but only if it's legit, plenty of scams out there.

Rural Suburbs outside of Tulsa, OK. The overwhelming majority of people are MAGA. I live in a rural town of 1500 people that is 20 mins from Tulsa. I have never social distanced or wore a mask.
I can be in the woods one minute and at a a festival or concert 20 mins later.

Just moved to WV, Its cheap, strong on 2A and lots of outdoor activities. Just stay away from college areas.
WV is great if you have an independent income. Land is cheap and you can get a nice house in a small community for under $50k. But be aware it has a large drug problem and an overall problem with work ethic. You won't find much "woke" community outside of Charleston and Morgantown and the areas furthest east towards DC.
The FL housing market is hot right now. It's a big time sellers market. Every empty plot of land has a new house going up. Some construction has paused because the supplies have become so expensive. Getting a house is tough right now, but Florida is the most free state in the Union right now. I never wear a mask anywhere and have a gun in my pocket almost 24/7. Still, there's a lot of faggots from MA who fuck everything up here so be prepared for Floridians to not like you until you prove you're not a faggot. Wearing patriots or red sox stuff will make everyone think you're a typical MA faggot so if you are a huge fan, stay in an expat community or be ok with everyone thinking you're gay.
Have you considered NYC? While not rural, it is pretty much a wasteland now. Gun laws are not a problem, unless you intend to actually obey the law. Price per acre is kind of high, but people are fleeing like crazy, so prices will probably drop. Great city and state leadership, assuming you are ok with corrupt homicidal maniacs. Not worth nuking, so you're probably safe with that too!
I am looking to do the same. I have settled on West Virginia as our destination after our three year plan. I chose WV as it has no major metropolitan areas that could turn the state blue anytime soon, as there is nothing to attract lefties. They have peoples of strong Christian faith and good character, strong 2A support, scenic outdoor breathtaking beauty and open space lands for a great price and it's still close enough to travel to the large metro areas to make good money. Native Floridian of 40 years here here. Florida from Ocala to the Panhandle will suffice just about every one of your requests...except, of course, the "plentiful wife material." Good luck with that anywhere. Hundreds of thousands of single MAGA men are looking for that, too.
Also, don't discount Alabama! The northern half past Birmingham is nice, especially the northeastern section. I'm up there every year and it's a good place to be.
Check out near Oklahoma City. State is relatively small and younger so there is a lot of land not too far from the city. Overall reddest state in the country...even our city went red but definitely some libs downtown.
Very easy to find a 5-10 acre lot around $5-10k an acre not too far from civilization. Check out east of the city on Zillow or similar. Lots of lakes in the state. Great people and churches filled with great women.
Only thing we don’t have here is beautiful land, but the east side of the state near broken bow is gorgeous.
Buy a motorhome. Duh.
