My biggest wish right now is 150 acres. I want 100 acres wooded for hunting and preservation, 25 acres of orchards and farmland, 20 acres for cattle/pigs/horses/chickens, and 5 acres cleared and developed for a home and outbuildings.

Fuck this bullshit of living in a subdivision with my neighbor’s window 10 yards from mine.

How many acres could you afford right now? If you own a house that's a start. Check Zillow for areas with much lower land value than yours. Consider also other factors like transportation and access to fresh water. (I assume you've researched already just putting this out there for others.)

Oh, for sure. I’d want a stream and/or multiple lakes on the property. Would place the house on the front 5 acres to provide a buffer for the remaining property from road access.

Big things to think about are also elevation, sun exposure, rainfall levels, etcetera. Elevation for flood prevention and storm shelter construction and/or root cellar/basements. Sun exposure for solar power. Rainfall for water capture and crops.
