Our neighborhood and HOA board has slowly been going to shit over the last 5-10 years. Board members would never step down and always would point fingers for the neighborhood problems that were never addressed. Properties are starting to look run down and need basic TLC and community engagement has dropped off a cliff. Board members get free dues, so I guessed that's why they hung around.

So my neighbor and I read the by-laws and realized we could make every position a MAGA position if we controlled 50% of the neighborhood vote via proxy vote at the next board meeting this month.

Since the turnout is always super low at the annual HOA meeting, we walked the neighborhood and collected proxy votes on behalf of all the neighbors. In just TWO nights of canvassing, we collected the controlling interest of the neighborhood and can literally do all things MAGA the night we take control.

We literally have every position lined up to be filled with pro MAGA people and are removing 100% of the old group who would never let go. They have no choice. Their reign is over.

During our canvas, we found out the entire neighborhood was sick of the people running the show and thanked us for stepping up.

Get involved frens. People want change.

I’m hijacking this comment to say that I managed condominiums for almost 20 years and I have NEVER heard of board members getting “free dues”. That shit sounds highly sus and potentially illegal. Do you have a management company? Board seats are voluntary positions and members should not be compensated.

They should talk to a local DA. That probably amounts embezzlement. If the board spends HOA funds outside of the charter boundaries, and that money goes into the pocket of board members, it's probably embezzlement. I had to warn board members about that on one HOA I was president, and my attorney threatened another HOA board with that on another I had a dispute with. The threat of embezzlement charges put an instant end to their nonsense in both cases.

Okay maybe I'm thinking of condo fees. Hoa sounds bad but if it's just a few hundred bucks a year that's not crazy...and people do need some way to enforce community agreements about esthetics and hygiene if they're all packed right tight together I guess. Not my cup of tea but to each his own I suppose

Condo fees tend to be a couple to a few hundred a month because they generally include a lot more maintenance, and sometimes even water or electric depending on how the buildings are constructed.

Also, many time Condo Fees includes common areas and buildings. A common pool is a financial drag as well. These are not usually things a HOA has to contend with. You can always find an exception.

It would depend on the amenities that your dues pay for. Do you have a management co? You pay for that. Common areas such as a park, pond or pool? Do you pay for snow removal, landscaping, insurance? Is it a multi dwelling unit or stand alone homes? Lots to consider.

A few hundred dollars for the whole year isn't bad. And it's nice to have community standards about weeds and keeping yards clean and stuff.

Then BAM, board is filled with people who never have to leave since engagement is low, and the meetings are on random weeknights during the week as they know that's tough for all the parents. And they have a lawyer present (paid with your own money) as well as management company (same) to run everything while they sit around in power making everyone else miserable.

Depends on the HOA and what type of amenities they include.

I own a townhouse in a gated community, includes 24 hour security, maintenance of the large common grassy areas and a pool for 120 a month.

My brothers house is in a regular suburban neighborhood where the HOA just makes sure everyone's yard is clean (ish) and nobody paints their house bright purple they pay a couple hundred a year.

A very fancy neighborhood I do work in has hoa fees of over $1000 a month. they have a gatehouse with 24 hour security, a ski lift from the neighborhood into one of the lake Tahoe ski resorts, a state of the art gym with trainers, private restaurants, an entire board that approves new home designs and makes sure everything is impeccable, beautifully maintained grounds and maybe even snow clearing. Unfortunately if you want to golf and go to the club it's closer to 10k a month....

It depends on the bylaws, but the Country Club I run has a Board made up of condo owners. There is a clause in the bylaws that state no officer can receive any compensation for work done as an officer.

You should see the look on their faces when your attorney shows up! I had a dispute with a small HOA operated by leftist housewife twits. They were threatening me with attorney fees, fines, foreclosure. That is until my attorney showed up. There was a meeting I attended with the twit board members and their attorney where they planned to grind me into the ground with their threats. Only I showed up with an attorney and a written copy of the covenants and charter. Should have seen the look on their faces when my attorney explained to them how much their nonsense was going to cost each member of the neighborhood, including possible jail time. It was going to save me just a couple hundred of dollars a year. The look on their faces? Priceless!

The only people who like HOAs are board members and idiots. This is because HOAs are money extortion scams. The biggest upside that people mention about HOAs is that they keep the property values high, so if you ever get tired of petty tyranny, you can get more money when you sell your house and leave the community. And any amenities they build and manage are not worth the lost freedoms.

What about them? For a pool you can either charge admission or season passes on a voluntary basis for a community pool or you can build your own in your back yard. You can do the same for parks but add in volunteer work for some of the maintenance. You might mention that you aren’t comfortable charging admission to a local park, but parks are already not free. You are already paying the admission fees in the form of HOA fees or state/ local taxes. I would just cut out most of the middle men and the bureaucracy.

It happened with my HOA. They started HOA to pave the road and then they did. They were supposed to continue collecting for maintenance, but no one on the HOA was active and they couldn't get a quorum to even resign. Now it is just dissolved. The rules included only one cow per 2 acres and only 3 sheds per lot. It was not restricitve.

I live in Texas in the home I grew up in. Our HOA expired after fifty years. So don't forget to look at the HOA document to see if it has an expiration date.

The purpose of a HOA is to force other people to conform their use of their property to the community standards. It's very Communistic in operation.

Great job and good advice. Our HOA is run by complete authoritarian, self serving dirt bags doing exactly as you described. It's kind of a microcosm of what is happening in Washington DC. According to the HOA bylaws, they don't get enough return votes or candidates to have a valid election so they all just stay in office. I keep waiting for someone to do something about it but that someone, I think is me.

Get motion activated cameras that record. If your not tech savvy get simplysafe, if you are tech savvy wire it all up yourself and get blue iris software.

Take a defensive driving class.

Always expect somebody to mean you harm and you'll never be caught off guard. Think like a criminal... if I were a bad guy where would I be hiding to ambush me? How could I be car jacked? Where are my blind spots?

Take different routes to and from your daily travels. Be unpredictable.

Use encrypted communications with trusted people and get a VPN. Always secure your wifi and devices with a password.

Install hinge armor and handle jackets on your main entry way doors. Will slow down serious home intruders enough to buy you time.

Consider body armor, a truck rifle, and absolutely begin carrying an IFAK with a good tourniquet that you have learned and practiced putting on one handed.

Good instigators are in high demand. All it takes is someone to step out and ask if others want to join in. People are social and habitual, they like to be a part of things. They rarely want to take the steps to band others together. So there is some relief in someone, anyone, taking leadership in an area.

And you don't have to do much... which is why I sometimes advocate for simple things, like park BBQs or other types of social club gatherings.

Get people together. Which is the opposite of what they are doing with their psyop isolation program.

It is also one of the most important things you can do for President Trump. He needs boots on the ground on every block.

And as OP has discovered: there is a lot of turf up for grabs. Would we not all feel more comfortable knowing the next neighborhood over had a MAGA neighborhood watch, HOA, baseball club, sportsman's club (indoor and outdoor target practice if you can), food cooperative, or food-driving charity?

Why not all of that at once? Or a lot of it. Sounds like the thing someone who runs a company has the skillset not only to act upon, but to train.

This is exactly how my neighborhood is. Although we don't have to worry about an HOA. We have gatherings, BBQ's, local kids put flags up in our front yard several times a year, and we all chip in when someone is in need or sick. Say what you will about Mormons, but they are darn organized. There's flyers a couple times a month on the door for this and that gatherings. And like I said, if someone gets cancer or something, or gets disabled, we all chip in.

Then you don't need to be buying a home in an HOA controlled neighborhood. You have to agree to the rules of the neighborhood before they transfer the deed to you.. don't be a dumb ass and complained about rules you agreed to before buying the home...

I'm sure you drove the neighborhood looked at a whole lot of houses beforehand and decided that you like the way the neighborhood looked you love the home that you bought and the reason why it's like that is because of the HOA

My neighborhood has no HOA. It had one decades ago, but no longer. What it does have is a set of busy bodies trying to reinstate an HOA so they can control everyone else. They lie to people trying to get enough folks to sign on to the idiocy. I think local county ordinance requires 60% agreement to instate an HOA. I fight them whenever I have a chance to, but you'd be amazed how many people just love to be ruled over.

I think HOAs are fine in that they provide an additional choice for homebuyers. If you want a nice, orderly neighborhood with rules, buy a home in an HOA. If you want the freedom to do whatever the fuck you want with your house, then buy one that isn’t part of an HOA.

When you were buying your home I am sure you looked at lots of homes. However I bet when driving the neighborhood you really.like the way it looked and how well it was kept. Then you buy into it and you don't want to fallow the rules that keep it that way.

If you would just obay the neighborhood rules you signed up for when you baught the home you don't have issues. It's really easy to buy a home that does not have an HOA.

Think about if your neighbor put a neon sign up that says live nudes and paints the house lime green and runs a strip club out of the home. You will be beegging someone to get rid of that person or change it back. A good HOA protects your home and neighborhood value. If you take care of your home right you won't have any issues.

Also if you live in a condo a Or town home you need an HOA to force others to fix a shared roof leak or foundation issue. Clearly you dont understand this.

I own and operate an HOA company. Yes our purpose is to get as much value out of each home. Don't run a shit home you wont have issues.

Nope still scum. The rules are always manipulated and abused. Realtors always forget to mention HOAs and go over the bylaws. I'm not buying a house for "value." Had a realitor fail to mention an HOA that required you to have a car no older than 5 years and the HOA has the discression to not allow any vehicle even in that range that they deem unacceptable. If you looked at the drive ways every car was a GM, if I bought a brand new Ford, they could say no.

Actually it depends on your state. In Texas there are zero zoning laws so you can run any business you want out of a home and you can have a strip club right next to a school.

Beyond that it's not the realtor's job to tell you about the HOA. It's the title company is job to inform you of the HOA policy rules and guidelines. The title company has you agree to and sign the bylaws and declaration of the neighborhood before they can deed you over the house as a member of the community. You agree to all the rules and regulations at closing that's why it's important to read those hundreds of pages you're given when buying a house.

Many HOAs do have a policy stating you're not allowed to run a business from the home. If you live in a state with no zoning laws you're absolutely allowed to run a strip club out of your house. Your property you're allowed to do what you want with it. Unless you live in an HOA. You agree to the rules of the HOA you need to uphold them.

You're just very ill informed about property and property rights.

Also I don't have a power trip because I only take direction from the board members of the community. As an HOA manager you're only the voice of the board of the community. What ever they want you have to enforce.

In Texas you can have a church and a school and a strip club in the middle and no one can tell you that you can't. You're allowed to run any business you would like out of your home as well. Your property your allowed to do what you want with it. Unless you agreed to HOA bylaws and declaration you will have to always abide by those rules.

Something I've railed against for years now. No one wants to talk about it for some reason. The fact you will NEVER own your own home just sails over people's heads. I ask them what happens if they paid the bank but don't pay the taxes? They don't have an answer. They just accept it for muh society. Property taxes pay for a lot of important stuff like the DPW, roads, and other municipal infrastructure. That's not easily waved away, and costs a lot.

Schools, on the other hand, probably have a lot of fat to cut, although it's still expensive even if done better. What would you tax instead of property? And I agree properly tax is wrong

Mine spent tens of thousands to make their billboard by the highway digital. Then they replaced our huge passenger vans for sport/school trips with fancy SUVS that carried half as many. Both contained electronics and thus the technology budget could get spent on them. Oh and digital babies for life skills.

Civic Clubs and HOAs are great stepping stones to higher office. I was involved in many, met a ton of politicians at all levels and all sides, and played my cards really, really close in order to get the drunk public servants to speak about their favor projects, I.e. themselves.

Things have changed in the past 15 years, and if I had to do it all again I'd follow the OP's plan of gathering support first and then dropping it on them.

OP also sounds like the kind of person that's not seeking the power trip like most lefties in minor positions of power are so here's to you and a better neighborhood.

I hope my local government (that has historically been Republican even though I'm in a Blue state) flips back to Republican next election and repeals all the ordinances the left have been making this last year, they have been in power for a year and have gone liberal stupid, totally ignoring any input from the public they are supposed to represent... It's crazy, they open a proposed ordinance up for debate and well over 75% of the comments are "NO" and once they hear that, they fast-track it and vote "YES" at some unannounced Zoom meeting, where you know everyone is muted except them...

We've been trying to remove our board for years. There has been suspicions of them laundering money, especially since the management company was owned by a friend of the board and the company is dog shit. We think they even cheated in the election 2 years ago when we tried getting rid of them. Needless to say, we brought lawyers and cops to the last election, got random neighbors to count the votes and we booted the entire board and replaced with MAGA people! Onwards and upward!

People on the right believe in God and trust he will watch over us and provide for us. We want other people to leave us alone so we leave other people alone. The left believe in and worship governments. They want governments to make all of their decisions for them, so they try to establish a government that will make all of your decisions for them, but will do the same to you. You can’t be allowed to make your own decisions because that will expose how miserable they are at running their own lives.

The secret to lefty power is that they're a bunch of nolifers. They have a dedicated activist class who basically have nothing in their lives but their politics. They seek out little bureaucratic jobs that give them petty fiefdoms to impose politicized rules on others, they fill up every open volunteer position, and they spend their free time protesting and tweeting about politics. Their professors train them to live like that.

And though they're greatly in the minority, they end up ruling over the people who just wanna grill, because those people have other things in their lives and don't wanna bother with politics more than once every 2-4 years. And if they DO bother, they get ground down by the sheer relentlessness of lefties and eventually give up when they're trying to argue with someone who can just hold the floor for hours until they win by exhausting everyone else. But they've so completely abused their power they're starting to activate those people. The silent majority is getting less silent. And once we capture back all those little local positions and bureaucratic gatekeeping jobs, the woke are fucked.

Everyone here should be running for office, or taking a position in their local GOP or a professional organization, many are vacant and you could basically run unopposed. No office is too small to bother with.

One of the first things my buddy asked was the financial situation. They refused to open the books, which means they were probably skimming. I know the landlord for many of the residents in my neighborhood, and they're a good friend. So if I say they're gone, they get their notice the next day. Just got some dindu's out who were running rough shot. Hope they enjoy moving in the winter. The thing is, they still deny over 97% of their applicants on background checks. But even a lot of the 3% that do get through are still trash.

No it's houses lol. They just own hundreds of properties, usually buy up cheap after dindu's destroy them and renovate (which happens a lot). When you've got people piled in a house like it's a clown car, the individual cost goes pretty low too. I've seen several living in a 2-3 bedroom house at a time, not a single one with a damn job.

I lead by example so I have petty good maintenance, dropped a new fence and a whole deck and rear upgrade. This has shamed everyone into making sure their maintenance is up.
