Remember when GEOTUS said that they were coming for our suburbs? Well, he was 100% correct! I started to go to city council meetings because I am the new precinct chair. And I found out a whole bunch of Dems are trying to take over city hall and they want an ‘Urban Plan’ for my neighborhood. One version of the plan was to commercial zone land where a church was! If you don’t get involved pedes they will turn your nice suburb into a shithole! Become a precinct captain! Run for City Council! Trump was right!

This. I live in near an area where the economic and ghetto blight has destroyed a capital city and surrounding areas. People move away and the blight stretches out; and then the city’s leaders are corrupt and use all the tax money and resources to enrich themselves and their friends while continuing the death spiral of their neighbors and constituents.

It’s disgusting and heartbreaking. I can’t even live in my hometown anymore without fear of dirty water, potholes and roads that destroy your vehicle, and getting shot. Literal boil water alerts and people getting shot every other day.

They just want to “protect us” from the necessary suffering that accompanies freedom. With freedom there are big winners and also big losers. They focus on the losers and say “that isn’t right, we need to help these losers.” This means they want a society with no winners or losers, just ants or cattle. Notice one of their favorite slogans: “it takes a village” or “we are all in this together.”

Plan is to change zoning to allow multi family units - if you oppose you are branded racist and destroyed. Once zoning is set, construction with federal funds starts, one of the conditions is low income housing. Stage 3 - they import joggers to populate the newly created projects. not so. there's fixing things up, and there's gentrification. to gentrify means putting in starbucks, and small shi-shi restaurants that the hipsters like. Fixing things up means putting in actual businesses, like a mecahnics shop, a plumbers shop, seamstresses, light manufacturing, and other type busineses that not only create services, but are able to actually produce something. Gentrified businesses just taylor to garbage consumption, and very simple services, where all the jobs are low paying like working at a clothing store(not owning it), and serving or selling foods. I'd like to note too that you dont see any independent businesses in gentrified areas; they're all big brand corperate stores.

Its not generalizing, its fucking factual you dumb fuck. Small Entreprenurial boutiques cannot afford 50-60k/mo in these new gentrification projects. The gentrified area is property managed/owned by a single entities like caddiac-fairview, riocan, etc. and the lease is sq ft/mo + a small % of how much you sold, depending on location.

How often do you see small locally owned boutiques and non-franchised restaurants in brand spanking new 'gentrified' developments.... rarely ever, because there is a barrier to entry for this shit. Uhhh no, all of those services you listed as “fixing things up” breed poverty and crime because they are low paying jobs who cater to the non-educated. The gentrified area business should be run by entrepreneurs who are starting businesses like restaurants and shops, and the sub-jobs should be worked by high school kids, family members and those home/in college. That makes the COMMERCIAL district of the suburb, aka the place people want to go and walk around. Your industries should be in the INDUSTRIAL section, the area where high volume jobs are centered. No one wants to live next to a mechanic shop or a industrial plant, they do want to live near restaurants in a walkable commercial district. That is where you put high volume low income housing, that makes it so the workers can live near the business and it takes effort to get to the safer gentrified section, thus limiting crime to the areas that can be easily patrolled.

Most real mechanics, and master plumbers are making as much or more than I do per year, and i have a six figure salary, and am 'highly educated'.

Light commercial is not Industrual. Industrial zones are higher in crime because of the lack of people hanging around, allowing neferious activities to occur. and not once did i mention Industrialized businesses. Small shops can produce on a small scale, and are not considered "industrial", nor do they pollute the way light industrial does.

There's 'mechanic shops' that are 8-10 bays, and there's some that are 2, and its those 2 bay neighborhood mechanic shops that are found within your local neighborhoods, and generally tend to be the busiest, and are owned by entrepreneurs who also generally tend to live on the same property. They are the ones that tend to hire local teens that want to learn about the trade.

Get your mind out of the idea that all trade businesses are dirty. Thats your original sin in your mindset, and exactly what they want you to believe.

As well, "places you want to walk around" with gentrified shops, generally die down by upwards of 80% within 2 to 3 years when the new & novel feeling dies off. They rarely maintain what these gentrification projects are sold as. These gentrified areas need to roll over businesses every few years to maintain a 'new' feeling, or they die down, with the only caveat if its the only area in the town/city that has that feel... and those area's tend to become known districts for something specific. Without maintenance due to lack of traffic to drive it, Because of the cheap materials used to make it look nice, they also fall into disrepair much faster as well.

I understand the abrasiveness and the drive to think that the whole business park idea is still a winner, but it’s not. Suburbs should be for living for the better off (mid level company folk and above), cities for working (and workforce new entrant living) and industrial centers for manufacturing (and low to mid level uneducated worker living). Blending them leads to undesirables and crime.

What the hell do you think these gentrified areas are? they're high density fasion shops and restaurants. Its literally a business park with a little high density residential added into the mix, usually in the form of condos. Lots of shops in a tight area. Without the residential on top, they evolved into enclosed shopping malls, and have now gone back to open air 'shopping centers' with cafe's and eateries sprinkled in them rather than having them be in specific areas (what became known as food courts).

I like this rebranding very much, but that isn't the colloquial definition.

We should recognize something along these lines, where corporate interests are (have been for decades) usurping the foundational American economic base - Entrepreneurs.

The "Mom and Pops' stores" are gone. And they aren't being replaced by local investment or interest.

As a result, rather than having a healthy productive decentralized market where new firms with new ideas headed by the best and brightest compete fiercely with established old firms aged by corruption, instead we have something resembling Dracula's castle where a few hundred giants assimilate anything new and threatening, call in favors from official powers to crush the uncorruptable, brainwash the population with a captive press, all to rule over shadow fiefdoms and suck the productive capital from powerless Americans.

The communists identified a problem, their solution is just backwards, chaotic, economically & socially ignorant, murderous, nonsense that resulted in more Democide than any other form of government known to mankind - despite only having roughly a hundred years to do so. i grew up in a very nice working class hood with stately antebellum homes. The houses would have been worth $Ms if they had been in CA instead of the midwest

then property owners were approved for section 8 funding

they divided their houses into multiple units (they are big enough for that) and rented them to criminal aliens, started getting those government checks and forgot all about the property

the people living in them are savages who think an outhouse is luxury accommodation. It's not their house so they don't give a shit about it. As much as Mexicans love mowing lawns they don't love mowing their own

The landlords are not about to spend money to fix and maintain them, they are getting their dough

As more LLs did this, the property values dropped and they bought up the cheap houses, creating more section 8 shit holes which killed property values more and it went on and on

Try opposing with key talking points that can’t be labeled as racist

  • multi family homes lead to property devaluation, not because of their residents, but because of medium versus low density residential values overall

  • argue that it should not be 100% low income housing but instead it should be partial low income, that way the project can be profitable and management co. will be held accountable by their residents who are paying full price (this is done in all major buildings in Dallas, Houston, etc.) the federal govt funding will still be paid it in most cases.

  • argue that there is a historical reason why the plot of land should stay, people eat that shit up.

If you walk out and say “this will bring the blacks into my neighborhood and raise crime” yeah that’ll get you labeled as racist, but if you play the game smart you can help the community AND help to keep the Suburbs how they are.

Also, I wouldn’t harp on the old church thing though unless you plan on calling it historic, the Catholic Church isn’t holding much moral value in peoples eyes now-a-days.

What I'm saying is that you can be as objectively un-racist and polite as possible, and if you are perceived as being on the right, you probably will be called racist because people on the right are so fucking scared of being called it. So people on the right that aren't racists which is the vast, overwhelming majority just have to get over the term. Move past the term. I agree that speaking "softly" can and often does have its benefits and time and place, but I would never advise it just to avoid being called the scary "R Word".

I live on a street that is in the middle of our town. There’s an apartment building on the end of the street. I can’t tell you how many times the people on my street (including myself) have called the cops on these idiots in this building. The two times I called were when there was a woman screaming bloody murder and “please don’t kill me” then another time some crackhead/drunk person was laying in the MIDDLE OF THE ROAD AT NIGHT! There’s always cars coming in and out of the apt building at all hours and the building only has 4 units. I know they’re dealing drugs out of there but the cops won’t do anything. This is a nice neighborhood too not the hood. This place is the only troublemakers in the neighborhood. We’ve tried for years to ban apt buildings here but to no avail. Whatever you do don’t let them “urbanize” your neighborhood pedes.

The push has been on here. They allow builders to skip local zoning requirements if a development has a few affordable housing units. Things like lot size zoning or multifamily zoning all get pushed aside if there is some contingent of affordable housing involved. So you get shitty developments with shitty under size lots where it shouldn't be. Its done on a state level with those regs tho. Makes no sense at all as jobs aren't in rural areas so why force people to them except to fuck them up.

Doesn't hurt to get your water tested every few years if its a concern. Its not always just a leak, its having enough space for the leech field to do its job and prevent nitrogen and bacteria from getting into the ground water and into your well. Thats where the zoning standards come in.

I've got enough space, but when I bought my place there was a clearly failed septic, it was an old huge metal barrel tank long rusted to failure, and the well was less than 50ft away and was only 70ft deep. And there were people living in the house clearly drinking their own piss at that point. I knew booth were bad at purchase, so no surprises and put in a new well over 300 ft deep to bedrock, and a new septic a proper distance from the well.

That could be your neighbors septic grandfathered in and never checked or they just dont care. And if its zoned right on top of you...

Well since 2018 we have been working hard to keep the commissioner board, city council and zoning boards pro local. When I say we I mean average people like me, local life long bussiness owners and spiritual leaders.

As for rent control, it caps what a landlord can collect, and with the exorbitant taxes, a rental property ends up being a wash or a net loss. Why reinvest in your property if you can’t make money on it? So you have dilapidated older units, pay out the ass for a new one, and homes are minuscule and cost over a million for a 700sqft row home.

Yes. My county’s Republican Party chapter is super MAGA and they have set up watchdog groups for all our local government bodies. We have a school board watch dog group, two city council watchdog groups, and a couple of other ones. And it isn’t hard. People sign up for email distribution to know what’s going on and you have one or two people attend the meetings and fill everyone else in on what’s happening. Then if you need people to show up and fight back at meetings, you have a team ready to roll. It’s working here.

In NJ they recently started building an insane amount of townhomes and apartments. What used to be a quiet road is now a major thoroughfare and the forests have been cleared with at least 5 different apartment complexes built withing a few square miles of my home. This comes after they built 4 low income housing developments in the past 5-6 years in what used to be just middle class single family homes. My house has lost most of its value due now and crime in the area is skyrocketing. It's all because Phil Murphy wants to continue cheating the election

I'm a builder. I hate people who tell me what I can and can't do on my land. I have commercial zoned property, I am entitled to build 22 units. But communists have said I must meet design guidelines and other restrictions that bring the 22 unit building down to 8 units. This is why your suburbs are getting flooded. Communists and NIMBYs make building in the city difficult so there's not enough housing and people move out.

  1. It is normal for all municipalities to have a five year urban plan, a ten year urban plan and even 20,25, 30, 40, 50 year urban plans. Municipalities have to constantly update their plans, usually on an annual or quarterly basis or somewhere in between.

  2. Every municipality is either growing or shrinking. You're either dealing with not enough amenities or downsizing amenities and services. Both require communication with the County, the voters, the State and have to operate within the law.

  3. For most municipalities, your biggest problem is going to be that water runs downhill and erodes stuff. The majority of obstacles you're going to face, are going to be boring and mundane. But get to know your city, ask for a tour of the water tower, the utilities, the city garage, flow chart of everyone underneath your City Administrator.

  4. Don't just go crazy and launch into things. Listen and know the history of the city councils before you. What were their concerns? They had projects that might have been put aside, incomplete, shelved, etc and it might be time to dust those things off.

  5. General rules: Try to get along with your other city council members. Don't raise taxes. The boring things are what the people want you to take care of and 90% of your job is just making sure the roads are kept up, the sewers work, the hydrants are maintained, the fire department isn't run by a nut, good hiring processes for the city, the water is flowing the right directions and you're aware of new road construction, new building construction, the population of our city, whether population is increasing or decreasing.

  6. Zoning laws are important and 50% of things that are going to explode in the faces of a city council have to do with zoning. You are going to have residents that challenge zoning laws... Most Cities do have business zones around old Churches on their main streets because surprise surprise, churches aren't private residences and have the same basic needs as businesses.

  7. 99% of the Federal issues confronting the nation have absolutely nothing to do with a local city council and 90% of everyone's interaction with government has to do with their city council. If you jump in there are start to shake things up and start some, I guarantee you, a bunch of people will immediately turn on you. The last thing most residents want is to know the name of their city council member or be inconvenienced by some thing their city council did. Residents want you to take care of the boring stuff and never hear anything about you or from you. It ain't about you.

If one lady I knew did not attend we never would have known. She got a lot of people to speak up at city hall. They cancelled the apartments. So shut it Mr. Know It All. It’s all run by Dems btw.

If you go to local political meetings, even just to be a voice in the room, you will find out how fucked it all is. I live in a small rural town and became involved in local politics, I did not realize the amount of corruption taking place even at this level. The nice thing is people are surprisingly open to our message.

California is being turned 100% liberal through "districting". A looser version of the federal voting rights act, the California voting rights act makes it stupid easy to sue and force cities to convert from "at large" elections to district elections. Consider that most of California is conservative by geography. Cvra is forcing rural and suburban CA into ghetto segregated districts. These districts make it easy to slam progressive "minority" politicians into minority rule situations at the local city and school district levels.
