Change is difficult, but it starts with us. Walk a mile every day, 2 if you can. Start picking up weights and putting them down.

Side-hustles that pay good $ but require hard labor can help. Eat healthy, ditch processed foods. Get good sleep, plan ahead (write goals down), pray.

Some days will nearly break you, you may wake to a sore body that punishes you for every movement you make, but it's worth it, because even if you can't enjoy every aspect of your day, your kids will and you will vehemently defend and uphold your values as you pass them on to the next generation.

I fucking love this post but it doesnt need to be this way. A couple making about $80k together can buy a great house in 85% of the country for less than $350,000.

$2600 a month all in (base payment+mortgage insurance+property tax+fire insurance) with a 3.5%down, 5.5% rate FHA loan.

If you're a veteran, the payment all in would be $2350 a month because you don't need mortgage insurance or a down payment.

Avoid HOAs if possible. Avoid condos if possible.

Historically, trying to time a market doesn't work. There will be some winners and some losers, but if you play the averages the right time to buy is always "now."

Having said that, I personally would wait until the rate hikes are done to see what happens. The downside is that inflation keeps up at 10-20% and hard assets like homes just follow right along.

FORMER economist here and summarizing all the usual sources I used to trust:

Higher interest rates still more than offset any softening in prices. All-in costs are still at all-time highs.

EDIT: NOT A GOOD TIME TO BUY YOUR FIRST HOME unless you go very conservative buying a decrepit fixer-upper with very little or very inexpensive land. Think: Detroit.

SWAPPING is fine, so long as you do not need financing. You don't want to swap your 3% for a 6.5% loan.

But if you can, take your 3,000 square foot $450,000 1/4 acre HOA-burdened home in the suburbs and swap it for a 2250 square foot 5-10 acre homestead then use $50k or so of the excess proceeds for immediately desired improvements.

If you over pay for the house with a great interest rate, you still owe 500K when housing comes down.

If you buy at the bottom with a 20% interest rate and the same house is at 200K ( a Paul Volcker moment) then when the unsustainable interest rates come down... you pay that fucker off in 10 years.

People are always yanking the chain this way or that... but the powers that be are always inflating / deflating and fucking with the masses.

Your edit is a good one... always good to buy the fixer-upper... but I would rather put my nuts in a vice than think detroit.

Do not underestimate the lengths people go to avoid house price crashes. When people are even 10-20k underwater, mortgage defaults skyrocket. We do not have money for another bank bailout (not that it would stop them).

But they will lower interest again, add tax incentives, anything to keep that particular market afloat.

Yes, but also no.

The problem is inflation; house prices are under substantial upward pressure because of it. Even if you get a slow-down in demand caused by interest rates, you'll still have that upward-side pressure to contend with. If inflation is really running at ~15% per year, which I think it is and will continue to do so, the housing market would have to seriously tank for delaying a house purchase to prove to be worth it...particularly when you factor in that money losing value makes paying a mortgage easier over time.

On the other hand: if we ever get a perfect money (bitcoin) then the incentive to invest in non-financial assets is reduced. If people do stop using properties as a financial asset, then there will be a huge price correction in property...but that isn't happening at the moment.

In '91 my wife and I bought an 1871 colonial on 6 acres in SE NY State for $120k.

I worked to restore it for seven years before the divorce kicked in.

We lost the house, forced to sell it for $250k -- about the cost of all the improvements even though I was doing the labor. We are talking a TON of work.

Just saw that house on the market the other day and so I was able to take a virtual tour. Morons over the years have destroyed the character, turning it into a modern house with little-to-no vestiges of its past.

For example, there was a tile made in Belgium specifically to commemorate the original owners' wedding -- GONE! (I can only hope they carefully removed then framed it, but from other evidence I doubt it. For example, they tore down the stone butter house to make room for a patio.)

In any case, asking price $1.2 million.

I live in Texas. The massive population boom from everyone moving here has priced most Texans out of the housing market. It gets worse the younger you are. We're still in the ridiculously stupid mindset of importing workers to fill most jobs. It's either high skilled workers from other states, or importing Indians to fill tech jobs, or importing Hispanics and Latinos to do low skilled and blue collar jobs. We're being screwed from three sides. The wages aren't keeping up with inflation (and haven't for decades), the dollar is being intentionally weakened (to reduce the average person's buying power and wealth), and the labor pool is being artificially increased (through mass immigration) to weaken wages and ability to find a decent job, much less get any experience.

This is why establishment Republicans screw us over just as much as the Democrats, as they also benefit from open borders and mass immigration. The Democrats get to implement the Kalergi plan and replace white people, and the Republicans get paid off by large corporate donors who benefit from a cheaper labor market.

The only possibility for most people to afford a house is to move out in the middle of nowhere, where there are very few jobs, and the wages are even lower. Granted, this would probably be a good move, to get away from the cities given the coming collapse, but if anyone is trying to say what we're experiencing is normal or livable, has only gotten used to the boiling pot we're living in. None of what we're experiencing is good, or should be excused away.

Your parents must have been Baby Boomers. Back in the 1970's Boomers were coming to California for cheap land. They would get jobs with only a high school diploma that started out low and got them to middle class such as starting out as a bag boy at the grocery store and working your way up to a meat cutter. Then off those jobs they could afford a home in a nice middle class neighborhood near the beach. To be fair, the cost of living exploded because of events as far back as the 2008 bailouts.

There was supposed to be a massive and permanent correction to housing costs. But the bailouts turned what was supposed to be the correction into a dip, and sowed the seeds of hyper inflation of property. Artificially low interest rates for a decade+, speculators with capital bought the dip and rode the recovery.

This is on point - with a faction - I’m in my mid 50s and in the top box - my sons in their mid 20s to 30s are mostly in the same box - one of my sons best friends - 24 yrs old - just bought 40 acre with a fixer upper farm home on it - he got on with a moving company 4 years ago and busted his ass and now runs his own small contracting business - if that fails he will bust his ass doing something else - he wants 8 children or however many his wife will bare and will do anything to get it - he works his job daily then goes to the property and clears the growth mostly by himself and a wench til the sun goes down - he’s building his generational future with his own hands and grit - THIS the way - the ONLY way - hopefully the meme is a well polished mirror for whomever needs the clarity to see their conundrum - do it while your young and strong - you can thank yourself later when your sitting around watching your grandchildren cook a nice dinner for you

I have always told people woman have so much power over men. This is not a bad thing. Men confirm to the standards set by woman. Reason we dress nice, take showers and attempt to behave well most times.
