They passed this BS in my city. You can still run a criminal background check, you just can't tell them that you rejected them for it.

The thing that will really fuck landlords in NY is if they pass "right to renew" garbage like they did here. You have to offer the tenant renewal of their lease now or give them "relocation assistance." You can just raise the rent here, because rent control is illegal. But in NYC, you can't just jack up their rent, I believe.

That is insanity.

I’ve seen stats that show rent controlled places always raise rents to the maximum allowed by law and it often outpaces non controlled rentals over time.

Some areas with ultra low rates / leases from years of abuse by tenants/city are outside the normal, but rent control fucks the tenants and the landlords and keeps the landlords from improving properties, so I have read. I would not like to be stuck between the bank note payments and the rent control laws in that area

How the fuck do you manage when interest rates are climbing like they are now but you can’t raise rent.

I’d assume those relocation fees would somehow be included by some paperwork fee across all leases to protect the landlord. The costs have to be covered somehow. I don’t know how smaller guys get anywhere in places like that. Do you have insurance for that ?

I forgot to describe the "relocation assistance" - 2 months of rent. Here, I could just offer a tenant the lease for the next year at a 100% increase in price because rent control is illegal under state law. NY does not have this workaround. I have no idea how they would deal with this garbage.

My city is at the forefront of this "tenants rights" BS and they like to point to areas in Canada that have these policies, neglecting to notice how absurdly unaffordable it is to live in these areas.

This is one of the drivers of inflation IMO, so many landlords got screwed over that almost all of them are jacking rent to the very top of market rate. A lot of landlords used to be mr nice guy and if their operating costs were met they wouldn’t raise rents. Now almost every single landlord is out to get every last dollar they can after they got screwed over for 2 years of non-paying tenants and nobody gave a fuck.

That, and the cost of repairs and HOA fees have gone up at least 50% since Biden got in.

Had to raise rates by $300/mo on my place just to break even from 2020, just because of higher costs from repairs and tradesmen. Probably going to have to stick on another $200 next year because of higher costs this year too.

Pretty much. More regulatory burden means those costs generally get passed onto the tenant.

If the state makes changes so that landlords are forced to rent to less desirable tenants, the costs of non-payment of rent/eviction gets passed to every good tenant.

Criminal records is a touchy issue .. I'm a landlord and I have found it very useful in weeding out potential problem tenants. I ignored a stain on one tenant's background and it turned out to be a huge mistake within 2 mons these tenants had 30 cops lined up the block pointing guns at my rental.. These shitheads were copper thieves with low paying day jobs

You can make a shit load of money thieving copper with zero skills if you are inclined to take the risk... They were cleaning out new construction in my area a few years back, they estimated that it took 2 guys about an hour to cut out about $1000 (scrap value) wiring and pipes in the new construction houses that were hit before the drywall went up that would have slowed them down... That's $500/hr, and if they hit 3 or 4 houses in one night that is a lock of crack for one day's thievery especially if you have a scrap yard that doesn't ask questions...

People really don't understand that landlord is a business. Rent goes up because costs go up to maintain. It's not the super being greedy, he has to make a living too. It's a business or an investment. And the tenants that can up and leave will if a convicted criminal lives nearby.

My dad bought a house in 2004 in Buffalo, so different city but same state, and made the mistake of renting the top half of it out to people who got section 8 money (free rent from the government) because he thought he'd never have to hound them down for rent money.

Once they moved out 2 years later, there was 11,000$ worth of damage they caused that the government wouldn't pay, even though he had 100% concrete proof that it was all their fault

I have a family member that did the same thing, he bought a second house just for the purpose of renting, he rented to Section 8 people for the same reason, guaranteed rent, and just like your dad, they fucked the place up, and even though he filed claims the government refused to cover any of the damage... He never rented to a Section 8 person again...

Crazy thing is, NYC already makes it very difficult for landlords to evict tenants. Now that can't even properly filter who can get into a building (beyond the usual requirement that you prove you make 40x-60x your monthly rent per year).

This won't make a difference. Credit checks, employment checks, and references from past landlords will weed the folk who'd get burned by this anyway.

Other places have prevented people from running credit checks and can't consider evictions older than 3 years old.

Employment checks can also be faked.

Here's the thing...if a criminal is arrested, tried, convicted, and sentenced...then they do their time. Are they then not free? The idea of public records is one thing as they are public . Yet the idea that the time did not rehabilitate...THAT'S the problem. You a loser, you should go to jail until you learn to be good. You don't learn to be good, you swing from rope. Then no need for background checks. Why jail not make bad be good?
