The average landlord even controlling numerous properties only makes like 4-6% profit after expenses, and is having to deal with all the headaches. Or you can just put your money on index funds and average 8% annually for doing nothing and no responsibilities.
I bought a real estate etf just for portfolio diversity and it has taken a major drubbing with this crisis. Presumably even the commercial tenants (who normally are good with rent) are at risk of default. It’s down 50% from its highs.
There are plenty of people who saved their whole lives to earn enough to buy a 2 or 4 family building in NY. They now live in that building and have their life dependent on that rent they EARN. They are not make money, just enough to get by after they pay $10k in property tax.
