Landlords are getting 90 day moratoriums on their loans as well. This goes all the way up the food chain, from renter to landlord to lender to federal. It’s not simple, quick, or 100% accurate, but it’s being done. On my rentals, all my 6 lenders have given me moratoriums for both multi family and a small retail property with 5 tenants. I’m collecting less than 50% of my gross. Make it happen. God Bless.... and lastly, this is NOTHING like school debt. Completely different topic.

If rent doesn't need to be paid, you shouldn't have to pay the mortgage for the same length of time. I'm not sure our government can do that, or if they can, how. France did that, at least for commercial properties that I know of. It's a very good idea, to keep businesses form collapsing.
There are currently emergency forbearances available for all mortgages guaranteed by the US govt. These include any mortgage backed by FHA, Freddie Mac, Fannie Mae, Veterans Affairs, etc. Quite a few other mortgage holders are also offering forbearances on their own now.
The problem with the policy, though, is while it helps the homeowner, it does nothing for the mortgage company that still needs to make their payments. Mortgage companies may go out of business due to this, resulting in another crisis. I believe the govt is monitoring and preparing to act to make sure this doesn't happen.
In this case, the people have been forced to stop working by the government for a temporary period. It's not socialism because the government hasn't taken over all their jobs and companies - those companies are simply shut down right now. Once this is over, it will all be back.
Check with your mortgage holder.. mine sent out a notice saying they're willing to work with some who may not be able to make payment.
Also.. I'd kinda hope that if you have rental properties, you have some sort of emergency fund saved for those mortgages in case someone skips out, contract is up and not resigned, squatter problems, repairs etc..
Just as much as they signed a contract you exist in a world where you signed a mortgage and should have saved for emergencies just like you expect of your tenants.

Only people being evicted had the orders to be removed before the pandemic hit.
Only good thing is we help provide safety nets and they can get to a shelter for the interim.
