Baltimore has better chance of recovering someday compared to Minneapolis. Baltimore is an hour from D.C., two hours from Philly, and four hours from NYC. It has beautiful harbor area (that's been gentrified), rich nearby suburbs, and one of the most prestigious university/hospitals in the country. I'll also throw in lots delicious crab (food in general is quite good in Baltimore).

A shit ton of blood thirsty mosquitoes in the humid months.
They will cry about people moving away, call it white flight. (Even though it's anyone with a brain GTFO, including black people)
Whites and money are going to run for the hills man. Ain’t nary a bank loaning to that area for a decade.
Insurance rates will be ridiculous.
