If your mother-in-law ever needs to buy a home she can get a loan through the VA for the rest of her life due to her late husband's exposure to agent orange.

There is a special provision in the VA Loan Code (WARMS library) that allows a widowed spouse of a veteran exposed to agent orange access to their housing benefit even after they are deceased.

Few people are aware of this and many lenders may not have any idea what you are talking about. If they don't, run to someone that does.

It is a significant benefit allowing you to purchase a property with 100% financing and no funding fee to the government.

VA loans also have other benefits to them that are not available to others, like being able to refi down to a lower rate without having to get re-qualified like a normal private mortgage.

Wanted to let you know just in case this might beneficial to her someday.

I hope she knows how much we appreciate her and her husband's sacrifice for us. She's still serving in a very real way I bet. God bless her.

Thanks for all this information. I’ll let my wife know. Even though we just purchased a new home so we could have the extra space for her to live with us, maybe there will be something benefiting in the information you provided for us down the road.
