Just moved out of downtown Atlanta yesterday. Took me 26 hours straight, to get everything out and sore as hell but worth it.
A bullet flew through an 18th floor apartment window and a dead 18 year old with gunshot wounds was found in the loading dock in late June, incidences we’re separate but right across the street was a black night club called “opium” 🙄.
Moved further north and now when I look out the window, I see trees, not building and homeless and trash. And seeing people shooting up or smoking crack. Now when I walk down the street I’m not approached by a dozen drug addicts for money and haven’t been threatened to fight somebody for not giving a man money to fill up my gas tank lol I said I’m not paying because I can pump my own gas and my tank is full I’m just grabbing a Gatorade, home boy was like “aight well imma be waitin for you bro and I’ll fuck you up!” I said “haha ok I’ll be right back.” Got my Gatorade and homeboy wasn’t waiting for me, told the homeless man I’m sorry but I won’t be extorted by anybody and gave him the change I got from the Gatorade like 2 bucks cause he didn’t ask the man to talk shit on his behalf and apologized about it.
10/10 would spend 26 hours no sleep and sore as hell to move away from downtown again, just worried I didn’t move far enough north..
The answer to your problem is the section 8 program and the huge kickbacks that these slumlords get from them. Entire towns obliterated over night it seems. Anytime you see a sign that says, "We buy houses for cash" rip that sucker down.
Exactly. Anytime you see them popping up, your community is in danger!! A lot of people that lose a family member etc. Just want to quickly liquidate that house and don't even realize what these assholes are doing.
I know some section 8 slumlords. This couple I know bought houses in worst Minneapolis neighborhoods when market was tanked years ago. Houses they bought for as cheap as 30k. They used 401k money, then some weird equity pyramid scheme to keep buying houses. Honestly it is a super shady thing... like a secret game going on that few know of. Then these people tax-deduct fucking everything.
They have over 2 dozen properties now, sitting pretty. Dealing with our lovely communist county courts and evictions is a huge headache. Millionaires on paper by leveraging the slum lord pyramid scheme.
Nothing shady about it, it is called capitalism. And if they were buying in the worst neighborhood, I presume they didn't make it any worse.
I did the same thing a while back, bought boarded up houses in bad neighborhoods. Fixed them up, rented them out then refinanced and bought more.
It is by no means easy money, tenets constantly destroy the place, old houses need constant maintenance.
On paper I should have been making a fortune, in reality, I only made money when I sold out.
A lot of people try investing like this, you don't need a lot of money to start. Very few do it long term, very high burn out rate. Probably one of the hardest ways to make a dollar

There are government incentives to buy real estate such as tax deductions, 1031 exchanges, and depreciation. Learn more about it and you might just realize that 90% of millionaires made their money through real estate. Dont complain about people being shady when you just don’t understand it.
