Everything is racist apparently. Many black Americans really believe the propaganda they've been indoctrinated with. I see the most benign things called racist on a daily basis in real life. Anecdotally on a work trip several months ago a co-worker and I stopped at a gas station. Newports were 4 dollars over the going rate. I was confused initially. He immediately said it was racism. Then I pointed out to him we're at a gas station right of the interstate. Everything is more expensive than usual. Not even faded. It was racism. And that's just one silly example.

I fight back against this daily by calling the most absurd stuff racist and making people laugh about it.

Nah just be self-employed in a business that doesn’t even have a public face. Real estate appraising for instance. My clients are banks and lenders. I don’t advertise. There’s no way to figure out which banks I work with, and if one drops me, there are a lot more.

There should be a regulatory agency for your state with a website that will show you the licenses and names (Maybe even contact info) of appraisers.

A perfect time for me to see this. Not trying to hijack any conversation, but I am in Alabama and about to start my licensing classes for my trainee license. May I ask, are you in commercial or residential appraisals? And do you think it’s worth going all of the way to get a certified general license? Or start in residential and see where that goes? Thank you for any input you may have!

I’m in Residential. For someone with a higher level of motivation than me, getting the general license is probably worth it. My buddy does commercial/it pays really well, but it’s much more in depth. I analyze comparable sales and come up with an opinion of value, and residential is pretty much always the highest and best use for a property I’m working on. He’s got to actually analyze what the highest and best use for a property is and do income approaches on gas stations, which involves going over all of their financials Etc., and if he gets something wrong, the ripples from that are much bigger/there’s more pressure.

It’s kind of a pain to get started, but worth it, imo. Your best bet is searching for appraisers in your area/getting in touch with them to see if they are looking for a trainee. The bureaucracy dictates that you have to be a trainee for 1 year or 1,000 hours (you keep a log of the amount of time each appraisal takes).

So depending on who you’re working for/how much they pay a trainee/how busy it is, that first year can be pretty lean. After you’re certified though, it’s pretty great (assuming it stays busy) because I can get 2 or 3 reports finished before 1pm (after having inspected them earlier, which takes about .5-1.0 hours per house), and then I go home.

When it’s not busy, it can also get pretty lean, but once you’re on your own/taking the entire fee (minimum $450 per report), you don’t need to do too many to keep your head above water.

The government’s barriers to entry keep a lot of ppl from getting started, and lenders may at some point decide that AI can do it (it can’t), which is a risk.

I am pretty much to the point where I avoid any political discussion with black liberals. Racism is their go-to for any hint of opposition to the Black Lives Matter agenda and, frankly, I think these people are potentially violent. I don’t even want them to know where I live.
