This is perfectly fine to do whatever the race or group... but it is legally non-sustainable. Race-based easements/contracts are not enforceable. So if Black founding owner sells it to MAGA black dude, MAGA black dude can turn around and sell it to MAGA white dude because enforcement of racially discriminatory contracts is unconstitutional.

Can we all take a breath and realize what happens whenever any of these communities form? Everyone gets on everyone's nerves and everyone who can leave absolutely does and these things fall apart because your skin color is not a substitute for character and being enjoyable to be around. It will take less than 1 generation for this place to be full of assholes who happen to be black and then no one will want to invest or maintain the place. And then 20 [insert other ethnicity] families will buy the same plot of land and do the same stupid thing again.

I agree completely. Nobody on this site should have a problem with freedom of association, even if it might exclude you on paper. If a bunch of hippies want to do this, fine. If a bunch of lesbians want to start a wamyn only commune, fine. If a bunch of Muslims or Amish or Jews or some Christian sect want to do it, fine with me.

The irony and double standard is in the media coverage, but what does anyone expect at this point? If you're actually jealous, get 20 families together of your preferred group and get your own settlement if you really want. I mean, if you're into this who really cares what the media coverage is?

Some friends and I discussed this actually - what if we put together 20 families, friends and cousins and such, and bought a plot of land to start a community. We could have plenty of land to grow into it as the kids grew up.

But then the realization of reality came in - no one wants the gossip that comes with a close knit community. Everyone wants their privacy. The odds are pretty low that well-raised kids, intelligent, educated, and hard-working, will want to confine all their ambitions to living next to their parents and their parents' friends when there is a world full of opportunities.

In Israel, the kibbutz were populated by a bunch of western educated Jews who wanted the simple life of living off the land. Their kids got out ASAP because they wanted to enjoy what the modern world had to offer. So now the kibbutzym are dying out and have been for decades.

All very solid points. I think the best case scenario in these types of scheme would be to start small in a remote area and hope that eventually you could buy up more and more land and attract more like minded people and families, then eventually have a functioning city or town of some magnitude after a few generations.

Which if you think about it is kind of weird and unnecessary. Would make much more sense to just go to a somewhat decent sized town that is already pretty good. Many, many, many of these small to medium sized towns already exist with everything you would already want for the most part (low to no crime, minimal government intervention, clean air, no traffic, good family oriented communities, etc).

That's the dream. But there are checks to these communities too: no matter what, you'll be in a county and subject to the local sheriff. You'll be in a state and subject to the local AG. You'll be in the US and subject to the federal prosecutor. The next 4 years the feds are fine, but what if we lose the white house in 2024?

These things are great in theory but it is really tricky getting people to both get along and cooperate to the point of having the benefit of community.

But that's on me for bitching about challenges - if anyone can pull this off I'm all for it!

You just described every little town, every neighborhood, every subdivision, or a gated community in the WORLD, that's just how humans work, and eventually, you learn how to fit in, tolerate, and co-exist with your neighbors.

But if you don't want gossip and what follows -- buy yourself a 40-acre plot in the Great Planes and build a house and don't have any guests.
