Any tips on "nice" suburbs.
Our plan is to buy a nice but modest home and hopefully sell it in about 5 years to move to a large acreage plot in either state.
I personally love Texas the most. The electricity bill is much cheaper than Cali or WA even when you have AC on 24/7 because of free market. Also no state income tax. Further, the sales tax is lower than Nashville if I remember correctly. The only expensive tax in TX is property tax. But sadly, I think TX has more suburban Karen now.
I visited Nashville last year. It will definitely turn blue really quick because Amazon Operation has a lot of headcounts there including their Corp jobs. But the thing is, ops doesn’t have a lot of engineer jobs. So sadly most Corp jobs there are PMs, who are the major reason tech companies are so left-leaning.

Stay away from cities like Nashville or Memphis. They’re already compromised.
How's Knoxville and the surrounding areas?
Not familiar with that area. I have family in the burbs outside of Nashville.
Moore county
The Appalachian Trail runs through both of these states. It brings money and cool people to some small and affordable towns.
