How are land prices in middle TN? Or TN in general. I heard there’s a rush to move there. Also, TN is a beautiful place but how’s the flood risk? I see homes in valleys and wonder if they are vulnerable. I am looking for 100+ acre place to retire. I want small town feel, water (well water + rain), and a state that won’t completely cuck in near future (so no-to-low taxes, 2A friendly). TN area seems ideal for my goals (cut wood for fun, have a shop, raise kids in more rural environment, be left alone, be a good neighbor, help community how I can).

And if you’ll humor me, any idea how living outside of Murfreesboro would be? It’s not middle TN but it seems like it was referenced in a video game called Red Dead Redemption 2 and it got me looking into TN.
