There are many classes out there that costs $10k's and you can get all the information off biggerpockets. It may not be as organized but I feel if you organically learn on your way to success is better than someone telling you now do step 3 in this way. and you have no idea why youre doing step 3.
You could do creative financing like find a house that needs some work, talk to the owner about selling it, get it on contract to buy the house pending a few criteria like inspection, make sure to include and this can be sold to someone else as well. go to a real estate meetup group, or online call, or forum, craigslist, local meetup, say you have a house that needs a rehab who is up for taking a look? Sell them the piece of paper contract for like 1-5k for finding it for them, they have the $ they can rehab it.
You could always do a hard money loan (not bank) with high interest like 12% that needs to be paid off within a year, get a house, rehab, sell. Or rehab rent and sell. Rented houses go for more since theyre already cash flowing. Pay back the hard money loan and take the chunk for the next house. Eventually you won't have to pay back money and can start keeping 1 rented, and selling 1, keeping 1, selling 1.
