Talk him into a lease...so he does NOTHING. No paperwork. No tax. No meetings. No talking to anybody...just every fortnight a fat cheque arrives in the mail. Another $2k(??)...for doing NOTHING! He just has to meet up with you, once a year, to sign another 12 month lease. So you take on board ALL the business headaches...but you make 5 times more...and sack the dickheads.
Where I live a lot of rich widows lease out their farms (hubby long dead). Widows live in town. Do nothing. Know nothing (i.e about the farm). They do tell me that once it took around 5 weeks to get a crop in. Now the farm 'professionals' arrive with their equipment--work 24 hours under lights--and strip it all in TWO DAYS. So a lease can work (if you're TRUSTWORTHY). Better than selling off the land imo.

Seriously consider a commission deal...a percentage. If he makes NO money, then you don't. So there's NO risk to him/her. But if he's making big bucks...so are you.
