You own the land, you have leverage. Same house built as a spec home was 100k higher. Because you also buy the land that the builder owns, they can charge higher prices for the final product.
I closed with 3.25% construction loan already owning the land before the loan was underwritten. Albeit, interest rates are higher today, it doesn’t matter. I would have regardless gotten a higher rate owning nothing than owning something. Bc again, you have more leverage vs no leverage by at least owning something vs owning nothing.
I’m speaking from someone who built for the first time in Chicago and paid 5% interest on the construction loan when I didn’t own the land, but bought the initial land and run down property to be built upon.

That number is significantly smaller bc a lot of ppl, including a lot that I know, are normies or lefties who always say “I don’t need a gun” blah blah. On top of that, much of the population aren’t of age to purchase/carry, etc.. But still, us fellow carriers are just under 50 million but we have more guns amongst ourselves than the total population in general and this is more than enough to keep these fuckers at bay while ensuring the freedom the normies and lefties currently enjoy, without them even knowing this fact.

Move to Florida. Moved from Chicago in 2021, best decision of my life. Not even the hurricane, which hit dead center where I live, will get us to leave. Yes, I’d happily take hurricanes over blue state governance infinitely.
