Yep pretty much that. The state legislature is also trying to make it so the rent debt will be difficult to collect and cannot be used to deny future applicants. The whole thing is incredibly one sided.
It wasn't a huge deal until about December. Tenants were mostly paying, but a few weeks late. Now the lateness is starting to increase and a couple tenants are missing rent altogether.
In my state it is no evictions unless a tenant is a safety threat, I plan on moving in myself, or I want to sell.
If you have paying tenants and your state is allowing rent increases, you might be better off keeping them. Unfortunately I have a few tenants who aren't paying, but they still have jobs! They are taking advantage and the new proposed laws do nothing to help the landlord.

This 100%. I know plenty of people who continue to wear masks even after I have demonstrated plenty of local stores that do not strongly enforce the masks. People just don't want to cause controversy. "It is only a mask," they tell me.
