No the lumber prices that are out of kilter with what they should be have been since 2002/2003. I know I built my home in 2000/2001. Construction 2x4's were $.79 a piece. 1/2 inch OSB around $7.00. 1/2 in ply wood $12.00. 1/4 inch OSB you could buy for less than $4.00. It is all tied together and none of it can be discounted. If I built my home today it would be over $1,000,000.00. That's not inflation that is greed.
Couple of reasons for low down payments and no new housing. Building material. Way over inflated. 2 X 4's should cost no more than $1.50 they are probably 4 or 5 times higher than that. The small county I live in had 6 saw mills 10 years ago producing lumber, now we have 1. There is now way the fed is going to raise interests rates with a democrat in office. They were only going to do it to Trump because they wanted to destroy his economy not for the good of inflation. There wasn't any. There will be inflation with Joe because it is all tied in with the price of oil.
